Investment Manager, Padrock, have been granted planning consent for the speculative development of a new urban logistics scheme in Hertford.
Hertford Logistics Hub will deliver c.170,000 sq ft of new Grade A industrial/ logistics units across nine units on the 9 acre site at the former Hertford Industrial Estate. The new buildings will range from 6,600 - 120,000 sq ft and can be combined to suit occupier demand.
Padrock will target BREEAM ‘Excellent’ and an EPC ‘A’ which is expected to be available for occupation from Q1 2024.
Development is already underway for three units which are being substantially refurbished to EPC B and will provide 6,500 – 9,100 sq ft from June 2023. A further four units will be refurbished during Q3/4 2023 providing units of 5,800 – 8,900 sq ft.
Hertford Logistics Hub is strategically positioned next to the A414 and A10 providing easy access into London or the national Motorway network via the A1(M) or M11.
